This project took place at a home in Alpharetta, where the customer had a large deck awning that had not been professionally cleaned since it was installed more than seven years ago.

Because of the surrounding trees, the awning had collected an unusual amount of dirt, organic debris, and heavy staining compared to most awnings of its age. The lack of direct sunlight also created the perfect conditions for tree lichen to form, resulting in a thick, stubborn layer that required expert attention.

With over two decades of hands-on experience in awning restoration, our team spent more than eight hours carefully cleaning and restoring the awning, which required over twice the amount of time it should have taken.

Specialized techniques and professional-grade cleaning solutions were used to safely remove years of buildup while protecting the integrity of the fabric.

While some permanent staining remained, a common outcome with older awnings exposed to heavy shade and organic matter, we were able to significantly improve both the look and longevity of the deck awning.

When an awning is installed near trees, it is more susceptible to organic buildup such as pollen, sap, and algae. For this reason, we recommend professional cleanings every six months, rather than the standard once-a-year schedule, to maintain its appearance and prevent long-term fabric damage.

In addition, applying a protective sealant annually helps preserve the fabric’s durability and extend the overall lifespan of the awning.

Protection During The Sealing Process

Our awning cleaning service includes sealing the awnings after cleaning. To keep overspray from getting on the deck at a residential job or concrete at a commercial job, we lay down a drop cloth. While setting up the drop cloth during a residential job, the homeowner came out confused as to what I was doing. After explaining what I was doing, the homeowner and I had a good laugh, but they were also impressed with our attention to detail by protecting their deck from overspray

When Atlanta Awning Cleaners cleaned its first retractable awning for a new customer, we noticed a big issue. As we cleaned the awning, it was bouncing up and down, and water was pooling because the frame was not properly supported. Worried that we might cause damage to the awning’s frame, the obvious solution was to use our extension poles as stabilizing legs. It worked out so well that we use the extension poles to stabilize every retractable awning we clean.

Stabilizing The Retractable Awning Frame

Cleaning a retractable awning can be a bit tricky at first, and we learned this the hard way. While cleaning our first retractable awning, everything was going well until we started cleaning it.

It was bouncing up and down, and we knew that we could not continue without causing damage to the frame.

The simple but quick solution was to use our extension poles for cleaning to use them as supports for the frame of the awning.

Setting them up at the end of the awning, we were able to stabilize the frame during the cleaning process, and we still use them today.

Looking For The Pitch Of The Awning

Retractable awnings are simple to clean, but you have to pay attention to the pitch of the awning before cleaning to know if you may have an issue.

If the pitch of the awning is not correct, then water will not flow properly off the awning and instead pool and cause a bigger problem.

The pitch is determined by the height of the awning where it is mounted to the home or building, and the height of the awning at the furthest point away from the house or building when fully extended.

The frame is not intended to hold this extra weight, and can deform or bend the frame.

When this happens, we have to constantly remove the built-up water to reduce the stress on the frame.

Under Cleaning

Most retractable awning canvas has stripes of a shade of white or a light color. To make the awning look its best, after we clean the top of the canvas, we then clean the bottom of the canvas.

We have found that this approach works best to get a retractable awning looking good.

We had a homeowner reach out to us looking for awning cleaning service. They explained that the awning is on the second floor and is about their garage, and the awning is a fixed frame awning that covers the entire back deck. They explained that they do not want ladders to be laid on the frame during the cleaning process, like a few other companies that had given him a quote. We explained that we have a bucket truck that reaches the entire awning without laying ladders on the awning. For the next 10 years, we provided yearly cleaning services until he sold the home and moved.

We do things a little differently; we take pride in our work and take a little extra effort by rinsing down the work area of all debris. During a residential job, the homeowner came out to take a look at our work and was confused. After explaining what we were doing, the homeowner was surprised and happy with the whole job.

We had a homeowner in North Carolina contract us to clean and seal their awnings, and they were willing to pay a fee for us to travel so far because, as they were looking for a company to clean their awnings, our name kept coming up.
