We apply this with our low-pressure cleaning method that does not damage your fabric, vinyl, or metal awnings while cleaning off dirt, pollution, mold, mildew, and tree lichen from them.

For vinyl awnings with years of deeply embedded dirt trapped in the pores, we use ARS Stain Magic. After an initial cleaning, applying this solution helps lift stubborn dirt, allowing the sealer to penetrate the vinyl and restore the awning’s original appearance.

We also use proper equipment to clean your awnings, such as our two-story bucket truck, which helps us to complete the job quickly, reducing the overall cleaning cost.

Going The Extra Mile Before, During, And After The Cleaning Process

  • We inspect all awnings before cleaning, removing wasp nests, and trimming tree limbs, if necessary, to prevent future damage to the fabric.
  • Before cleaning a retractable awning, we ensure that the frame is supported properly during the cleaning process.
  • During the cleaning process, we use low-pressure methods and brushes to protect the fabric, helping to extend its life.
  • After cleaning, we thoroughly rinse down the building and sidewalks, squeezing your windows.

Sealing an awning is as crucial as cleaning because the sun damages the dyes and fibers in a canvas awning. Sealing also protects the awning against mold, mildew, and tree lichen that damage the fabric or vinyl.

Our silicone-based fabric sealer keeps the dyes in the fabric, reducing fading and protecting the integrity of the fibers, extending the life of the canvas.

Our vinyl sealer is specifically designed for vinyl awnings. It prevents the vinyl from drying out, decreases fading, and reduces the sun’s damaging effects.

Our sealers are also intended to increase the canvas or vinyl material’s ability to shed water off the awning, reducing the growth of mold, mildew, and tree lichen on it.

To maintain your awning’s functionality and appearance, we offer professional repair services that cover a range of needs, from awning frame repair issues to fabric damage and more.

Awning Frame Repair

An awning frame rarely needs to be repaired. From our experience, what typically needs to be repaired are the Z-clips. This happens during times of heavy winds or high winds over time.

When this happens, if possible, we use larger bolts and always add extra z-clips to help secure the frame to the building if needed.

We also offer light frame repair due to the frame being struck by a tree limb or a vehicle hitting the frame.

Fabric Repair

The weakest point of a fabric awning is the stitching, which sometimes needs to be repaired due to the stress placed on the stitching over time and damage from the Sun.

Sometimes, the canvas rubs against the frame, causing a weak point or a hole that must be strengthened with thick vinyl fabric to protect the canvas.

Other times, a tree limb pokes a hole in the fabric, requiring repair and trimming of the tree to eliminate further damage to the awning.

Due to the durability of vinyl, repairs are needed due to years of sun exposure. Small pin holes form in the vinyl, causing leakage. When this happens, we use a patch that matches the color of the vinyl to hide the patch best.

Just like with canvas, vinyl is susceptible to tree limbs poking a hole in the vinyl, and the repair is completed in the same matter as a pinhole.

No matter the repair’s cause, we can patch most damage, extending the life of the awning.

Re-Tie Service

Over time, fabric awnings will stretch and become loose, causing the fabric to sag, which causes water to pool, adding stress on the frame and an unsightly dirty spot that leads to the staining of the fabric.

When this happens, the rope used to tie the canvas to the frame needs to be tightened, giving its toughness back to the canvas and allowing it to shed water properly.

Spline Repair

All lace-back awnings have a spline or plastic piece sewn into the top of the canvas that goes into the trailer molding to help hold the awning on the frame.

If the ends of the trailer molding are not crimped, the spline will work out, sticking out from the trailer molding and fabric.

When this happens, we unlace the awning from the frame, push the spline back into place, crimp the trailer mold to keep the spline in place, and re-tie the awning back to the frame.

Silicone Repair

All awnings must have a bead of silicone where the frame of the awning meets the building, and over time, the silicone deteriorates, causing leaking.

When this happens, the old silicone must be removed, and a new bead of silicone is applied.

Leaking Canvas Awning

Canvas is woven together, and the manufacturer applies a sealant that degrades over the first year. When the manufacturer’s sealant has fully degraded, it no longer repels water, and the awning will need to be resealed to stop the leaking.

We offer an awning removal service for customers who need an awning removed from the building or home for painting or building repairs, storing the awnings at the job location or our shop.

We offer additional cleaning and repair services for tents, umbrellas, vestibules, awning enclosures, and more. All cleaning services include applying a sealer to protect the canvas or vinyl from the negative effects of the Sun’s UV rays have on it.

Step 2 – Clean

Your awning is gently washed using our eco‑safe citrus-based cleaner and low-pressure rinsing techniques. This method removes dirt, mildew, and stains while preserving fabric integrity.

Step 3 – Protect

Once the awning is dry, we apply a premium-grade sealer (choose between Standard or Premium). This protective layer repels moisture, resists UV damage, and makes future cleanings easier.

We know that to achieve top-quality work, you must use top-quality products, which is why we use Brulin’s Formula 815MX, the best citrus-based biodegradable cleaner on the market.

When sealing a fabric awning, we use Professional Products of Kansas. This specialized silicone-based sealer lasts longer and is more durable than any other canvas sealer on the market.

When sealing a vinyl awning, we use ARS International, which is a specialized vinyl sealer to protect your awnings from the damaging effects of the Sun and pollution in the air.

Warrantied Services

While our cleaning services do not come with a formal warranty due to the wide range of environmental and usage factors involved, we stand behind the quality of our work and strive for customer satisfaction with every job.

For long-term surface protection, we offer professional-grade sealers in two formulations.

  • Standard Sealer – Includes a 1-year limited warranty

  • Premium Sealer – Backed by a 2-year limited warranty

Our awning repair services come with a limited warranty ranging from 6 months to 1 year, depending on the type and scope of repair provided. All warranties are clearly outlined during the service consultation to ensure transparency and peace of mind.

Patch Repair Warranty

All fabric and vinyl patch repairs are backed by a 12-month warranty from the date of service. If the patch begins to peel, leak, or detach within the coverage period and policy guidelines, we will promptly replace it at no charge and renew your warranty.

Seam Repair Warranty

We provide a 6-month warranty for all seam repairs. If your seam shows signs of separation or failure, we will either reconnect the seam professionally or issue a refund, based on your service agreement.

Silicone Repair Warranty

Silicone repairs are warranted for 6 months from the date of application. If any leakage occurs between the awning frame and the building during this period, we will remove the previous silicone, reapply a fresh seal, and reissue your warranty with confidence.

Spline Repair Warranty

Our spline repairs come with a 12-month guarantee. Should the spline pull out or loosen during the warranty term, we will reinstate and secure it properly, ensuring lasting performance.

Awning Reinstallation Warranty

We guarantee all labor and materials associated with awning reinstallation for 12 months from the date of service. This includes both structural fastening and any components we supply.

Awning Sealing Warranty

We offer a 12-month warranty on sealing services for both vinyl and fabric awnings.

 

  • Vinyl Awnings – Our sealing helps preserve the color, flexibility, and surface integrity of vinyl materials. Please note: sealing does not guarantee leak prevention in vinyl awnings.

  • Fabric Awnings – If you notice water penetration within 12 months, we will apply a secondary protective coat at no cost.

Awning Cleaning – Important Notice

Due to environmental variables beyond our control (e.g., nearby construction, weather conditions, or building runoff), we do not offer a formal warranty for awning cleaning services.

However, we are committed to your satisfaction—please notify us of any concerns within 7 business days of your cleaning appointment so we can promptly review and address the issue.

No. Our low-pressure cleaning technique is gentle. In older awnings, we sometimes uncover existing stitching wear (dry rot), but cleaning itself does not weaken the fabric or seams.

We clean all common materials including canvas, acrylic, vinyl, metal, and glass awnings, using the correct cleaner and sealing approach for each material type.
