Here are some of the repairs we have run into over the past twenty-plus years.
We received a service request from a homeowner in Marietta seeking professional cleaning and repair for her retractable patio awning. Upon conducting a thorough inspection, our team identified two areas where the canvas had developed holes. These punctures were caused by the fabric repeatedly rubbing against the frame during retraction, a result of wind-induced movement.
During the detailed inspection, our team identified a blown-out seam on the awning, a clear indicator that the fabric is showing significant wear and may soon require full replacement. We explained to the homeowner that addressing this issue promptly is critical to maintaining the awning’s structural integrity and preventing further damage. After reviewing professional repair options, the homeowner chose to pursue solutions aimed at extending the life of her existing awning, demonstrating a proactive approach to preserving both function and investment.
The canvas repairs successfully extended the awning’s functional lifespan by several years. During our customer inspection, we explained to the homeowner that, given the natural aging of the fabric, additional seams may eventually weaken or fail. Our team emphasized that ongoing inspections and timely repairs are essential to preserving the awning’s performance and appearance, ensuring that it remains safe and functional until a full fabric replacement is recommended.
Following the completion of the fabric repairs, our team conducted a professional, comprehensive cleaning of the awning. After seven years of continuous use, this retractable awning had never been cleaned, which had allowed algae growth to accumulate on the canvas. Utilizing industry-approved cleaning methods tailored for both the top and underside of the fabric, we were able to remove the majority of the buildup. As a result, the awning now exhibits minimal staining, restoring its appearance, protecting the fabric from further damage, and helping to extend its functional lifespan.
We had a customer in Roswell who contacted us for a quote. During the inspection, it was noticeable that one of the awnings at the back of the house needed spline repair.
The spline sits in a pocket that is sewn when the awning is made, and this is then run into a track, while the front and sides of the awning are tied down to the frame. Known as a lace-back awning, this one is over twenty years old, which is why the spline was falling apart.
The customer was not ready to replace the canvas, so it was decided to repair the awning and extend its life.
To fix this, the canvas needs to be removed from the awning frame, and the old spline needs to be replaced. In this case, the old spline was so disintegrated that the only way to make this repair was to remove the stitching in seven spots to remove all of the pieces of old spline.

We were contacted by a homeowner looking to get their fixed-frame awning and retractable awning cleaned. During the inspection, it was noticed that the spline was hanging loose on the left side.
When this was brought up to the homeowner, they explained that they knew about it and had it fixed in the past, and asked if this repair needs to be done every few years.
I explained that the repair was not done completely, and explained that to keep the spline where it should be, we will secure it in place after getting it back in the track where it belongs.
To complete the repair, the canvas had to be unlaced from the frame. Lace-back awnings, over time, will become baggy and need to be retied to encourage proper water shedding.
The repair lasted for another ten years until the fabric wore out and was replaced.
In the early years of repairing awnings, we spent time with awning manufacturers to learn how an awning is built to better understand how to fix them. Some repairs had to be learned on the job site, such as increasing the number of z-clips that hold the awning to the building, because the awning was fifteen floors up on a car deck in Atlanta, with other tall buildings around that created heavy upward winds.
A homeowner called us saying that they had an old-style awning frame that needed repair, and could we repair it. After taking a look at it, we had the set screws that backed out, but before we replaced them, we added a little Loctite to hold them after being secured.
We were called to give a quote for a retractable awning that had some damage at a residence. After getting there, the awning was wrapped around the house from a storm. After explaining that the awning was unsalvageable, we informed them of their options with the new awning. Based on our knowledge, the homeowner was happier with their new awning than the old one.
We were called out to take a look at a drive-through awning that had been hit in the front corner. The damage was light, but the welded frame broke at the corner where two welded pieces came together. The customer did not want the pay the higher price of a replacement, so we found a corner bracket and a flat bracket to securely repair.
